Exclusive interview with Mrs. Rajitha Jayasuriya, Chief Development Officer, Fairway Holdings.
The country’s economy continues to recover. As a result, we are seeing the real estate sector growing. It is also contributing significantly to the construction sector and the overall economy. This is being driven by several new construction projects from the supply side of the market. We are delighted to speak to Mrs. Rajitha Jayasuriya, the Head of one such project at Fairway Holdings, a leading name in the sector.
The country’s economy seems to have overcome a turbulent period and is now on a stable path. As a business leader, how do you see the economy heading in the next few years?
Sri Lanka has overcome a period of turmoil and is now moving towards stability. Based on this, I am confident that the economy will grow steadily in the coming times, supported by reforms, growing investor confidence and a strong private sector. Tourism, one of the country’s key industries, is recovering well and more tourists are visiting. This is leading to renewed international interest. This is further strengthening the overall economic momentum.
While challenges such as global market volatility still persist, fundamentals are improving. This creates excellent opportunities for long-term investments.
According to the latest data from the Research Intelligence Unit (RIUNIT), the Colombo 05 region has emerged as the best location for apartment investments. Can you share some information about your upcoming new project in Kirulapanna?
“Location, location, location!” - Location is the most important factor in the real estate market. Colombo 05 is a vibrant and central area with excellent transport connectivity to the commercial hubs of Colombo.
Our new project has been designed to capture the essence of urban amenities while maintaining a social lifestyle and a green environment. In line with Fairway’s long-standing reputation for high-quality standards, the project will prioritize practical everyday living with thoughtful interior designs, high-quality finishes and reliable engineering technology.
This will be a mid-to-high-end development suitable for both local professionals and foreign investors. It continues Fairway’s long-standing commitment to delivering quality projects.
Construction has now commenced and six floors have been successfully completed. This visible progress provides greater confidence and clarity to prospective buyers.
What are the features and amenities that people can expect in this new residence?
In this new development, residents can expect the following:
Integration of smart home technology for modern living
Practical amenities such as a gym, swimming pool and entertainment deck
The project is designed in an environmentally friendly manner with energy-saving and water-recycling systems
Green spaces including the West Garden.
Our country is gaining a lot of attention as a real estate investment destination among the Diaspora community. Do you think this is a key factor for your project?,,
The Sri Lankan diaspora community has always been an important part of the real estate industry, as many eventually want to return to their homeland. This is becoming even more important for us.
Many Sri Lankans living abroad want to reconnect with their homeland when making property investments. Our projects are designed to meet their expectations in terms of quality, transparency and world-class facilities.
What payment options are available for local and foreign investors?
We offer flexible payment options to make it easier for investors to own a property:
Instalment payment plans divided according to the construction period and stages.
Availability of financing through leading local and international banks.
Remittance facilities for foreign investors
Special early bird discounts for customers who pay in full or make large purchases in advance.
Buyers who invest in the construction phase will benefit from strong appreciation. In our 'Fairway Latitude' project, prices are expected to grow by more than 15% per annum during construction, making it an attractive opportunity for investors to invest at an early stage.
