The new platform brings apartment payments, facility bookings, visitors, parcels and resident complaints into a single digital system.
Surge Global, a digital consultancy that designs and builds technology products and digital systems for businesses, launched Surge.apartments, an end-to-end apartment management platform built for property developers, management committees, homeowner associations and property managers.
Surge.apartments is designed to replace the fragmented processes still common across residential developments, including bank slips sent over email or messaging apps, paper visitor logbooks, manual facility bookings and complaints managed through phone calls and chat groups
As part of the launch, property developers that sign up for Surge.apartments before 31 December 2026 will receive permanent access to the platform with no setup or monthly software fees. Standard payment processing fees will continue to apply to card and LankaQR transactions.
The platform gives residents, management teams and security desks their own dedicated interfaces.
Residents can pay management fees by card or LankaQR, upload bank transfer slips, book shared facilities, generate visitor passes and raise service requests directly from their phones.
Management teams receive a central console for billing, arrears, payment reconciliation, facility bookings and resident helpdesk requests, while security teams can verify digital gate passes and maintain parcel and visitor records.
Facility availability is shown in real time to prevent double bookings, with applicable charges automatically added to the relevant unit. Complaint tickets can also carry visible service-level targets, creating greater transparency between residents and management.

The platform is available in English, Sinhala and Tamil, and Surge Global expects onboarding from initial engagement to resident access to take approximately two weeks.
